Eindhoven has been drawing people from elsewhere for years: for a job in tech, for university, or for a first home after graduating. Social housing comes with long waiting lists, so most newcomers end up looking in the private rental market. What does that cost? We looked at every home let by a private landlord in Eindhoven in our listings in mid-October 2026: 315 homes, leaving out rooms and housing association homes.
A few things first. These are asking rents as advertised. Sometimes service charges are included, sometimes they come on top. And what is on offer at one moment tells you about the current market, not about what everyone in Eindhoven pays. We use the median throughout: the middle rent when everything is lined up from cheap to expensive.
The middle rent is €1,780 a month
The median asking rent in Eindhoven is €1,780 a month, for a home of 82 m² on average. That works out at roughly €22 per square metre. A third of the homes on offer (102) ask €2,000 or more, and 39 are above €2,500.
The cheaper end is tight. Only 36 of the 315 homes have a rent of €1,228 or less. That number is not random, and we will come back to it below.
Small is not much cheaper
If you are counting on a small place to save money, think again. Homes under 50 m² and homes of 50 to 75 m² have almost the same median rent:
| Floor area | For rent | Median asking rent |
|---|---|---|
| Under 50 m² | 32 | €1,510 |
| 50 to 75 m² | 83 | €1,495 |
| 75 to 100 m² | 78 | €1,838 |
| 100 to 130 m² | 53 | €2,100 |
| 130 m² and over | 32 | €2,440 |
So per square metre, a small studio costs a lot more. Bedrooms tell the same story: a one-bedroom home costs €1,495 in the middle of the market, two bedrooms €1,950 and three €2,042. The jump from one to two bedrooms is the expensive one; after that, extra space becomes relatively cheap.
Four districts with the most homes
Most private rentals are concentrated in a few districts, with enough homes to compare rents:
- Centrum has the most supply with 72 homes, and at €1,950 it is also the most expensive. The middle home is 82 m², often in new apartment blocks. See all current rentals in Centrum.
- Oud-Strijp follows with 54 homes and a median rent of €1,662 for about 78 m². Residents rate it 8.0 out of 10 on Buurtje.nl (five reviews), with high marks for schools and getting around. Browse the rentals in Oud-Strijp.
- Oud-Stratum has 49 homes and the lowest middle rent of the four: €1,495. The homes are smaller, though, at around 61 m². Four residents give it an 8.6, with greenery as its strongest point. Here are the rentals in Oud-Stratum.
- Meerhoven has exactly 30 homes, with a median rent of €1,840. For that you get a lot more space: the middle home is 108 m². Seven residents give Meerhoven an 8.5. If you are looking with a family, check the rentals in Meerhoven.
Other districts, such as Oud-Woensel and Erp, currently have too few private rentals to give a fair middle price.
Why €1,228 matters
Since the Affordable Rent Act (Wet betaalbare huur) took effect in July 2024, the Dutch points system also covers mid-market rents. Every home gets points for things like floor area, energy label and WOZ value (the official municipal valuation). If a home has 186 points or fewer, there is a maximum rent attached. In 2026 that ceiling is €1,228.07 a month, according to the Dutch government. Only at 187 points or more is the landlord free to set the rent.
What does that mean for you? A home advertised at €1,400 may actually be a mid-market home with a lower legal maximum. That is most likely with small, older homes with a mediocre energy label. Within six months of your tenancy starting, you can ask the Huurcommissie (the Dutch rent tribunal) to assess the starting rent, including on a temporary contract. If you have been overcharged, the lower rent applies from day one. The Huurcommissie website explains how it works and lets you count the points yourself first with its rent check tool.
How much can the rent go up?
Once you live in a private rental, the rent can rise by at most 4.4 percent in 2026, as the Dutch government explains. On a rent of €1,780 that is at most about €78 a month. For mid-market homes the maximum this year is 6.1 percent, but the rent may never exceed the maximum for the home's points. If your contract mentions a higher percentage, the legal maximum still applies.
