Everything you need in a village next to the city

It's a very nice little village, grown organically with lovely people who were born and raised here. I enjoy cycling through it and everything is within reach. Within a quarter of an hour you're in Alkmaar and by train half an hour towards Amsterdam. The sea is also just half an hour's bike ride away. There are friendly people living here and they're always around. Also a number of supermarkets so you'll find your fellow man there and get along. It's a nice spot, I like being there.

Frequently asked questions

About Laarmanstraat 27, Heiloo

Is €665,000 a fair price for this detached house?

The asking price is 15% above the average asking price in Tuindorp (€579,286) and also above the median (€595,000). However, detached homes are rare in this neighbourhood, only 7 are currently for sale, and the 1930s character and 249 m² plot add value. Whether it's fair depends on how much you value the period features and the location.

What is the energy label E likely to mean in practice?

Energy label E indicates that the home is not very energy-efficient. You can expect higher heating bills compared to a modern home. In Tuindorp, 37.5% of homes have a label D or lower, so this is not unusual for a 1930s house. Improvements like insulation or double glazing could bring the label up over time.

How is the neighbourhood for daily errands?

Very convenient. Albert Heijn is just around the corner (274 m), and Vomar and Ekoplaza are a couple of streets away. For primary schools, Radboudkindcentrum is a five-minute walk, and there are several others nearby. The train station is 1.3 km away, a ten-minute walk, and the centre of Heiloo has restaurants and a library within easy reach.

What is the typical buyer profile in Tuindorp?

Tuindorp has a mix of residents, with a notable share of older adults (45+) and single-person households. The neighbourhood is quiet and family-friendly, with 75% of homes being single-family houses. Most homes are owner-occupied (68%), so it's a stable community where people tend to stay long-term.

How does the 1930s build affect maintenance?

A 1930s house often has solid construction but may need updates to systems like heating, wiring, or insulation. The energy label E suggests that some modernisation could be beneficial. The 249 m² plot offers space for extensions or a garden, but any structural changes would require permits. It's worth budgeting for ongoing upkeep.

What is the public transport like from Laarmanstraat?

The nearest train station is 1.3 km away, about a ten-minute walk, which gives direct connections to Alkmaar and beyond. The resident review mentions being in Alkmaar within a quarter of an hour by bike and half an hour to Amsterdam by train.

Are there parks or green spaces nearby?

Yes, a park or public garden is 0.6 km away, a five-minute walk. The neighbourhood itself is leafy, and the resident review highlights cycling through the village. The sea is about half an hour by bike, and the dunes are also within reach. For daily walks, the nearby park is a good option.
