Renting in Liendert: affordable compared to Amersfoort, but the private sector is limited

Liendert is a neighbourhood where renting is the norm. Of the more than 3,798 homes, 59% are in the rental sector, the majority of which (47%) are owned by housing associations. This makes the neighbourhood more accessible than many other parts of Amersfoort, but it also means that the private sector supply is relatively small. The average WOZ value in Liendert is €313,000, significantly lower than the municipal average of €432,000. This price difference is reflected in the rental market. In the private sector (excluding social housing), an average of €1,399 per month was paid for a rental home in Liendert over the past year, with a range of €850 to €2,350 per month. The average living space was 83 m². These are annual averages over the past 12 months; the current supply and daily prices can be found at the top of this page.

Anyone considering renting an apartment in Liendert through the private sector should be prepared for limited supply: only 69 private sector homes were rented out in the past year. This makes the market competitive. Social housing is available through housing associations, but waiting times apply, which are increasing across Amersfoort. Considering buying as an alternative? Liendert: green and friendly, but with clear areas for improvement

Living in Liendert means living in a neighbourhood with its own character. It is not a trendy city neighbourhood nor a quiet suburb, but rather a typical post-war working-class neighbourhood that has become more diverse over the years. Residents give the neighbourhood an average score of 6.9 out of 10 on Buurtje.nl. That is a fair score for a neighbourhood that offers a lot, but also has shortcomings that should not be underestimated.

The highest scores come from unexpected areas: green spaces score a 9.0 and community an 8.0. Liendert indeed has remarkably many green spaces for an urban neighbourhood, with parks and gardens scattered throughout the area. And the social atmosphere is experienced as warm by residents. One resident aptly describes it: "It is a very nice neighbourhood to live in," but immediately adds that there is little to do for young people, the hospitality options are limited, and traffic nuisance is a serious problem. That combination—a friendly neighbourhood with little urban allure—characterises Liendert well. Amenities score only a 4.0 and beauty a 5.0. These are not minor caveats. Those accustomed to a lively shopping street or good dining options around the corner will miss that in Liendert. Read more experiences and view all sub-scores on the neighbourhood page of Liendert.

Liendert consists of several sub-neighbourhoods, each with its own atmosphere. Liendert-Noord and Liendert-Zuid differ in building styles and population composition. Those looking for more green space and room might also consider De Horsten. The Watervogelbuurt and the Zangvogelbuurt are smaller sub-neighbourhoods with their own identity worth exploring if you are seriously considering renting a home in Liendert. Accessibility scores a 7.0: Liendert is fairly centrally located in Amersfoort, but is not directly connected to the station. The municipality is working on various neighbourhood improvement plans; more information can be found on the website of the municipality of Amersfoort.

Renting in Liendert: who is it suitable for, and who is it not?

Renting in Liendert is attractive for people who value affordability over urban vibrancy. The largest group of residents is between 25 and 45 years old, and with 1,750 single-person households, the neighbourhood is also popular among singles. The average income is €31,900, clearly lower than the Amersfoort average of €41,400, which shows that Liendert is an accessible neighbourhood for people with a modal income. For those specifically looking for bustling amenities, good dining options, or a neighbourhood with flair, alternatives such as the Stadskern or the Eemkwartier are probably a better fit. Rental homes in Liendert are for those who value peace, green spaces, and community spirit over urban entertainment.

Nice friendly neighbourhood

It's a very nice neighbourhood to live in, but there's little to do for young people and also few nice eateries and employment opportunities to bring people together in a good and safe way and offer work and future prospects. In this area we have to deal with a lot of traffic nuisance, think illegal street races/extremely fast driving and people parking antisocially and throwing their rubbish around. It's a shame that this friendly neighbourhood lacks some things to make it a more prosperous area with higher well-being again. So more restaurants, sports clubs, community gardens and fun play and sports equipment could be placed. And for example walking initiatives, a winter market, a King's Day market, a decorated neighbourhood tour for Christmas. Maybe even an extra food court. In terms of traffic, I really hope for more speed bumps and more speed cameras because. In terms of hygiene, they could place more rubbish bins and perhaps clearer places where larger bulky waste is collected once a week to prevent litter.
