House prices and market figures for Stedenwijk Midden-oost, Almere

The owner-occupied market in Stedenwijk Midden-oost is exactly fifty-fifty: half of the more than 1,240 homes are owner-occupied, the other half is rented out. This makes the neighbourhood a mix of owner-occupiers and tenants, which is also reflected in the atmosphere. The average WOZ value is €302,000, slightly below the district average of Stedenwijk (€309,000) and clearly below the municipal average of Almere (€363,000). Anyone looking for a home to buy in Stedenwijk Midden-oost will in practice pay more than the WOZ value suggests: over the past twelve months, 43 homes were sold at an average purchase price of €364,535. The price range runs from €260,000 to €475,000, with an average living area of 94 m². This works out at an average price of around €3,878 per m². The supply consists mainly of ground-floor terraced houses and mid-terrace houses from the 1980s, supplemented by a smaller number of apartments. At the top of this page you can see the current supply, current asking prices and the average time to sell for the most recent market situation.

Living in Stedenwijk Midden-oost, Almere

Stedenwijk Midden-oost is a typical Almeerse neighbourhood from the 1980s, with the stamp-style layout typical of that period: terraced houses in quiet residential streets, plenty of greenery in between and wide pavements where children play outside. It is not a neighbourhood that stands out for its architectural features, but rather for its everyday, functional layout that attracts many families and first-time buyers. The neighbourhood has around 2,830 residents, with a clear concentration in the 25 to 45 age group. Single-person households form the largest category, but families with children are also well represented, which you notice in the playgrounds and the presence of primary schools in the immediate vicinity.

In terms of amenities, the neighbourhood scores remarkably high: residents give amenities a 9.0. This matches the location, as the Stedenwijk Shopping Centre is within cycling distance and offers a wide range of supermarkets, shops for daily groceries and catering establishments. For larger purchases and nightlife, the city centre of Almere Stad is quickly accessible. There are several primary schools in and around the neighbourhood; for secondary education there are options in the nearby area, although one resident notes that the secondary school in the neighbourhood has a somewhat rougher reputation. The score for education (2.0) is the lowest sub-score and this is something to take into account if you are looking for a home as a family.

Accessibility is reasonable: the neighbourhood scores a 6.0 in this respect. By car, via the A6 and urban roads, you can quickly reach other places in Almere and towards Amsterdam. Public transport goes via bus lines that connect to Almere Centrum station, from where you can be at Amsterdam Amstel in about twenty minutes. By bike, the centre of Almere Stad can be reached in a quarter of an hour, which works well for daily use.

The overall resident score is 5.8 out of 10, based on reviews on the neighbourhood page of Stedenwijk Midden-oost. Safety (5.0) and cleanliness (5.0) are the weaker points; residents experience the neighbourhood as less pleasant in the evening. One resident describes it as follows: "I think it's a very cosy neighbourhood with very nice neighbours. It's also close to the city so that's nice too, and there are schools here and all sorts of nice playgrounds for the children." The same person adds that it always feels a bit more restless in the evening. That is an honest picture: during the day it is a lively, family-oriented neighbourhood, but in the evening safety deserves attention.

Compared to Stedenwijk Noord and Stedenwijk Midden-west, Midden-oost is similar in character, with slightly different housing types and price levels. The broader Stedenwijk district has a slightly higher average WOZ value and a higher average income than Midden-oost specifically, which suggests that some sub-neighbourhoods within the district are somewhat more affluent. Anyone looking for more variety in housing type can also look at Stedenwijk Zuid.

Who is a home to buy in Stedenwijk Midden-oost interesting for?

The neighbourhood mainly appeals to first-time buyers and young families looking for an affordable home to buy in Almere without having to go straight into the most expensive segments. With an average selling price of €364,535 and a lower limit of €260,000, there are also options for buyers with a more limited budget. Movers who want more space but do not want to leave the city will find ground-floor homes with gardens here. Anyone considering renting as an alternative or as an intermediate step can go to the page with rental homes in Stedenwijk Midden-oost. Bear in mind that the supply of homes for sale in this neighbourhood is limited: on average, around 43 homes are sold per year, so acting quickly pays off.

Cosy neighbourhood

I think it's a very cosy neighbourhood with very nice neighbours. It's also close to the city, which is nice, and there are schools here (the secondary school is a bit 'ghetto') and lots of nice playgrounds for the children. Apart from that, it's always a bit exciting to walk through Stedenwijk in the evening. I am very satisfied with this neighbourhood and certainly won't be leaving for the time being.
