What does a home cost in Bergen op Zoom-West?

Bergen op Zoom-West is a neighbourhood where buying is the norm: 73% of the more than 4,400 homes are owner-occupied. The average WOZ value is €383,000, significantly higher than the municipal average of €304,000 in Bergen op Zoom. That difference is not surprising given the relatively new, energy-efficient housing in areas such as De Markiezaten and Bergse Plaat. Living in Bergen op Zoom-West: gas-free, green and by the water

Bergen op Zoom-West is no ordinary expansion neighbourhood. The area is nestled between the Binnenschelde and the Oosterschelde, giving it a particularly open character. Bergse Plaat and De Markiezaten in particular were built relatively recently, with a strong focus on sustainability. Resident Loes describes it on the neighbourhood page of Bergen op Zoom-West as a "cosy, beautiful environment" and calls it a "lovely, safe, clean, modern living environment" where most homes are gas-free and many houses run on net-zero electricity. The figures confirm this: the average gas consumption in the neighbourhood is only 810 m³, indicating many heat pumps and good insulation. The resident score on Buurtje.nl stands at a remarkable 9.5 out of 10, with a perfect 10 for safety, green spaces, beauty and amenities.

For daily shopping, you are well catered for. On Bergse Plaat you will find an Albert Heijn and several small shops around the shopping centre. There are several primary schools in the neighbourhood, including De Zeemeeuw and De Aventurijn, and there are various locations for childcare. Loes also highlights the play areas for children, which fits the profile of the neighbourhood: many families, but also a sizeable group of over-65s (2,365 residents). Parks and water features are everywhere, and via the cycle path along the Binnenschelde you are quickly in the centre or at the Markiezaatsmeer for a walk.

Accessibility is reasonable but not outstanding. Bergen op Zoom station is about a ten-minute cycle from Bergse Plaat and offers direct trains to Roosendaal (10 min) and Breda (35 min). By car, you can quickly reach the motorway towards Antwerp or Breda via the A4/A58. Bus routes 21 and 24 of Arriva connect the neighbourhood with the station and the centre. Residents give accessibility a score of 8.0, which is fair: it is fine for a neighbourhood on the edge of the city, but you are dependent on a bike or car for many journeys. In the Schelde Vesting area and around the Waterfront, development is still ongoing, which could bring more activity in the long term.

Who is a home for sale in Bergen op Zoom-West suitable for?

With an average purchase price of nearly €490,000, buying a house in Bergen op Zoom-West is not for every first-time buyer. However, there are apartments and smaller terraced houses available from around €240,000, which with current interest rates can still be achievable for dual-income earners. Families and those moving up the property ladder will find spacious family homes with gardens in a safe, green environment. Seniors appreciate the ground-floor apartments on Bergse Plaat. Bear in mind additional costs: 2% transfer tax, notary and valuation fees quickly add up to €10,000 to €15,000 on top of the purchase price. Overbidding is less extreme in this neighbourhood than in the Randstad, but popular homes do sell above the asking price. Looking for a cheaper alternative?
