House prices and market figures Roland Holstbuurt, Delft

The owner-occupied market in the Roland Holstbuurt is relatively modest in size: of the 1,760 homes in the neighbourhood, 42% are owner-occupied and 58% are rental properties. This high rental percentage, partly owned by housing associations (30%), gives the neighbourhood a mixed character that is reflected in the prices. The average WOZ value is €263,000, which is higher than the district average of Voorhof (€246,000), but clearly lower than the Delft average of €322,000. So anyone looking for a home to buy here pays less than in many other Delft districts.

Over the past twelve months, 25 homes were sold with an average purchase price of €314,280. The range runs from €200,000 to €549,000, indicating that both entry-level homes and more spacious properties come onto the market. The average home has a floor area of 84 m², which works out at a price of around €3,741 per m². The supply consists mainly of apartments in multi-storey blocks, characteristic of this post-war Delft district. View the current supply and current asking prices at the top of this page.

Living in Roland Holstbuurt, Delft

The Roland Holstbuurt is located in the district of Voorhof, in the southwestern part of Delft. The neighbourhood was built in the 1960s and 1970s and consists largely of stacked construction: porch flats and gallery flats of four to eight storeys, interspersed with some lower terraced houses along the edges. The architecture is functional and sober, far removed from the Delft city centre with its canal houses. That is precisely what keeps the neighbourhood affordable.

What distinguishes the neighbourhood is the immediate proximity of the Voorhof shopping centre. Within walking distance you will find several supermarkets, a pharmacy, a GP practice and various small shops. Resident Joris describes it aptly: "In the neighbourhood you have many amenities within walking distance, a shopping centre with many types of shops and several supermarkets." That high amenities score of 8.0 out of 10 is therefore well-deserved. For larger shopping trips or a day out shopping, the centre of Delft can be reached by bike in about ten minutes.

Accessibility is one of the neighbourhood's strongest points, with a score of 9.0. Delft Station can be reached by bike in about twelve minutes, Delft Campus station is slightly closer via the Kruithuisweg. Several bus routes run through or past the neighbourhood towards the centre and the TU Delft campus. By car, the A13 (towards The Hague and Rotterdam) is quickly accessible via the Provinciale weg. This makes the Roland Holstbuurt attractive for commuters who work in the region.

The neighbourhood has a young and diverse population. The largest age group is 15 to 25 years (over 1,250 residents), followed by the 25 to 45 age group. This explains the high number of single-person households (1,975) and the relatively low marriage rate of 22%. It is a neighbourhood where students, young starters and labour migrants live alongside older residents. This gives vibrancy, but also friction: Joris also mentions nuisance from loitering youths and other groups in and around his building in his review. The safety score of 7.0 and the cleanliness score of 5.0 reflect that mixed experience. The overall resident rating stands at 6.7 out of 10.

Green space is present but not abundant: Wilhelminapark is within cycling distance, and there are smaller green strips between the apartment blocks, but the neighbourhood feels predominantly urban and paved. The community score of 6.0 indicates that neighbours know each other, but there is no strong neighbourhood feeling like you find in smaller-scale residential areas. Compared to sister neighbourhoods such as the Mythologiebuurt or the Aart van der Leeuwbuurt, the Roland Holstbuurt is larger-scale and more anonymous, but also more central and better equipped. More neighbourhood data and resident reviews can be found on the neighbourhood main page of Roland Holstbuurt.

Who is a home for sale in Roland Holstbuurt interesting for?

Young professionals who want to live close to public transport and the TU Delft will also find something here. Diverse neighbourhood

In the neighbourhood you have many amenities within walking distance, a shopping centre with many types of shops and several supermarkets. Unfortunately, there is nuisance in the neighbourhood and mainly in my building from loitering youths, fatbikers and junkies. I have encountered people on the stairs several times who were using drugs (crack). The fire escape is full of (stolen) stuff and other rubbish. Many packages are stolen in the building. The neighbourhood sometimes experiences nuisance from students (of which I am a part, not the nuisance).
