Nice neighbourhood but many downsides

Super cosy and beautiful neighbourhood but the location so close to the city centre causes a lot of nuisance that is not addressed by enforcement and/or police. Previously had a drunk vagrant in the shed, who had broken in, and often drunk people in the street. Many neighbours are quite self-centred and think they can 'borrow' our driveway for hours without asking.

Frequently asked questions

About Burg. Tutein Noltheniuslaan 1A, Apeldoorn

Is €795,000 a fair price for this detached house?

The asking price of €795,000 is 32% below the neighbourhood average of €1,162,265, which makes it keen compared to other detached homes in De Parken. However, the floor area (166 m²) is 36% smaller than the neighbourhood average of 259 m², and the energy label is F, so heating costs will be higher. The median sold price in the area is €1,150,000, so this home is priced well below that.

What is the energy label and what does it mean?

The energy label is F, which is poor. This means the home is not well insulated and will have high heating costs. In the neighbourhood, 50% of homes have a label D or lower, so this is not unusual for a pre-war house. You should expect to spend significantly on energy bills compared to a modern home.

How is the neighbourhood De Parken?

De Parken is a leafy, pre-war neighbourhood close to Apeldoorn's city centre. One resident calls it 'super cosy and beautiful' but notes nuisance from drunk people and occasional break-ins. The area is popular with families and has a high proportion of owner-occupied, single-family homes. It's a quiet, green area with wide streets and many parks nearby.

What amenities are nearby?

Albert Heijn is 400 metres away, and Aldi and Boni are within a kilometre. Several primary schools are within 500 metres, including OBS De Parkenschool at 225 metres. Secondary schools like Koninklijke Scholen Gemeenschap and Gymnasium Apeldoorn are also close. The train station is 2.2 km away, and the city centre is a short walk.

How big is the plot and garden?

The plot is 505 m², which is generous for a detached house in this area. The listing does not specify whether there is a garden, but the plot size suggests outdoor space. The floor area of the house is 166 m².

What is the year of construction and building style?

The house was built in 1933, so it has pre-war character with typical features like high ceilings and large windows. In the neighbourhood, 78.9% of homes were built before 1945, so this is consistent with the area's architecture.

How long do homes typically stay on the market in De Parken?

Sold homes in De Parken took an average of 84 days to sell, which is about three months. This suggests a balanced market where buyers have time to consider. The current listing has 17 homes for sale, so there is some choice.
