Duin is one of the more expensive neighbourhoods within Almere. The average WOZ value is €523,000, while the municipal average is €363,000. That difference immediately says something about the character of the neighbourhood: Duin attracts buyers who consciously choose space and a greener environment. Over the past twelve months, 43 homes were sold here, with an average purchase price of €748,017. The range runs from €545,000 to €1,000,000, with an average living area of 141 m². The supply consists mainly of larger single-family homes and detached houses. Buying apartments in Duin is less common. Of the 1,402 homes, 51% are owner-occupied and 49% are rental properties. For current asking prices and the current supply of owner-occupied homes in Duin, see the overview at the top of this page.

Living in Duin: green and quiet, but not without room for improvement

Duin is located in Almere Haven and owes its name to the dune-like landscape design. The neighbourhood is set up as a green residential enclave with spacious plots, plenty of greenery and a certain distance from the hustle and bustle of the city centre. The average household income of €43,800 is clearly above the Almere average of €38,200, and 43% of residents have a high level of education. The largest group of residents is between 25 and 45 years old, and families with children form the largest household type. This is also reflected in the street scenes: many family cars, children playing and a quiet, suburban atmosphere.

Residents give Duin an average score of 5.6 out of 10 on Buurtje.nl, based on one review. That score deserves some explanation. Ingrid writes: "It is wonderful to live in Duin", but immediately adds that the neighbourhood looks dirty, that bins need to be emptied more often and that more play facilities for children are needed. She also points out the lack of pavements and street lighting after twelve years. These are not minor points. The scores per category confirm this picture: safety scores an 8.0 and housing an 8.0, but amenities only reach a 2.0 and cleanliness stands at 3.0. Accessibility scores a 4.0. All resident experiences and neighbourhood data can be found on the Duin neighbourhood page.

In terms of amenities, Duin is limitedly self-sufficient. There are no large supermarkets or shopping centres within the neighbourhood itself. For daily groceries, residents rely on the nearby centre of Almere Haven, which includes an Albert Heijn and various shops. Schools are present in the immediate vicinity, including primary schools serving the families in the neighbourhood. Sports clubs and recreational facilities can be found in the wider Almere Haven area. Accessibility by car is reasonable via the N702, but public transport is a weak point. Almere Haven station is the nearest train station, but bus connections from Duin itself are limited, which explains the low accessibility score. Those considering buying in Duin Noord or Duin Zuid would do well to explore in advance which part is best accessible for their own situation. More information about the municipality and its neighbourhoods can be found on the Almere municipality website.

Which buyers is a home in Duin suitable for?

Duin mainly appeals to families and movers who are looking for space, peace and greenery, and are willing to pay a higher price for it. Buying a house in Duin means taking into account purchase prices from €545,000. On top of the purchase price come additional costs such as transfer tax (2% for non-starters), notary fees and possibly estate agent fees. Supply is limited and the market is active, so those who are serious would do well to act quickly. Those who do not yet want or cannot take the step to buying can also look at rental properties in Duin as an intermediate solution.

Wonderful living in Duin

It's wonderful living in Duin. Only Duin is very dirty. The bins need to be emptied more often and more should be added. Also the play facilities for children could be much better. The children have nothing to do here. A pavement for residents would also be nice after 12 years. And the street lighting in the evening is not very good either. And the IJmeerdijk should also be checked more often in the evening. There are often nitrous oxide canisters, condoms, glass from bottles of alcohol and a lot of rubbish. And then the Duinhal where the children are cycling on their fatbikes. Electric scooters, you have to watch where you walk otherwise you'll be knocked over. It's one big chaos inside. Also there are often people from the Leger des Heils Domus secretly drinking there. So it could all be better. But otherwise I am very happy to live here
